Disbursements are the out-of-pocket costs that come with a transaction, separate from my legal fee. They include things like title searches and Land Titles registration fees. Your quote breaks these out so you can see exactly what you're paying for.

The earlier the better. Once you have an accepted offer, or even before you sign, reach out so I can confirm I have availability, then pass my information along to your realtor or mortgage broker. Getting me involved early helps everything close smoothly and on time.

Usually, yes. In most residential deals the buyer's lawyer also acts for the mortgage lender, which keeps things efficient. As long as I'm approved to act for your lender, I can handle both, and I'll review your mortgage documents with you so you understand what you're signing.

For an additional fee of $150 + GST (plus the cost of a virtual identity verification service) we can execute documents virtually. Alberta Land Titles still requires hardcopy documents so you will have to courier the documents to me after signing. It can cause delays so please let me know if you will need to sign virtually as soon as possible.
